Finalist for the 2023 NAIOP Night of the Stars Hospitality Development of the Year Award.

This project is located in Lincoln Square in the heart of Downtown Bellevue, demolishing the existing restaurant with a tenant improvement of a new seafood restaurant. The tenant improvement occurred in an occupied shopping mall and included multiple private dining rooms, a large centerpiece bar, live seafood tanks, and decorated interior. The new space brings a luxurious under-the-sea boat feeling to life. Elements of salvaged barn wood were used throughout the restaurant, including faux columns and 18 different tile types were used to create elegant patterns in the space, including fish scales on the bar and a brick wall along the kitchen. The kitchen sat over an electrical room for the mall, which required everything to be water-sealed to prevent electrical impacts. All new kitchen equipment was brought into the existing kitchen space, and a new bar was constructed. The new bar created challenges in planning all coring locations. There were tight structural tolerances of not cutting through rebar in the existing slab. A mechanical mezzanine had to be constructed to handle a new PCU unit, which brought challenges on starting finishes as they couldn’t start till all the steel was erected and mechanical equipment was installed. Lead times pushed work out of sequence but to keep the project on schedule additional coordination between key stakeholders became essential.
